Venice Reserve is a David Hertz-designed house two blocks from the ocean and adjacent to the Venice canals. The main residence holds three bedrooms around a two-storey reclaimed-wood fireplace lounge that opens to a private atrium, with an open kitchen in custom cabinetry, a Sub-Zero fridge, Viking range and countertop dining.

The primary wing has its own terrace running up to the roof deck, a custom walk-in closet and a skylit bathroom. A separate one-bedroom guest house with its own entrance, kitchen and roof access sits alongside. An expansive teakwood deck overlooks the canals with a grill, sink and fire pit — Abbot Kinney's tables are a short walk away.
